Ramky Eminent Maintenance charges
Ramky Eminent Maintenance charges are the fees paid by buyers of the enclave to maintain the common area and all other facilities. It must be paid either annually or monthly, but it must be paid on time.
Maintenance charges are the fees that must be paid for the maintenance of all the areas of the project. These charges will vary based on the house size and amenities.
The builder will show the maintenance charges to be paid to the buyers while they are buying flats in the project. All owners must pay these fees on time for the better functioning of the property.
Ramky Eminent Advance Maintenance charges that have to be paid for each apartment at the time of booking are as follows:
- Maintenance Charge per sq. ft: Rs. 60
- Advance Maintenance Fee: Should pay for 1 year at the booking time
- Post possession Maintenance Fee: Will be fixed by the house owner's association, which is Rs. 5 per sq. ft.

The Maintenance charge will include all the following services,
- Security fees for paying the 24/7 security team and repairing CCTV cameras
- Electricity fees for the lights in common areas, clubhouse, lifts, and generators
- Sinking Fund for any emergencies that are caused
- Water charges for the water level used by each flat member
- For maintenance of all common amenities like gym, park, swimming pool, garden, clubhouse, etc in the project and to keep it clean
To know how these maintenance fees are calculated, the method of calculation must be known, which is as follows,
- Per sq ft charge - A fixed rate is charged, and it will differ based on the per sq ft area of the apartment.
- Equal maintenance - When all the units’ sizes are the same, this method is used. The total charges are calculated and it is divided equally, and the charges will be collected monthly.
- Hybrid method – It includes a fixed amount and is also calculated based on the area owned by the buyers. It is the best method of calculating monthly charges, and many gated communities follow it.
GST charges have to be paid with maintenance charges if the monthly amount is more than Rs. 7500 for a house. In that case, 18% of the amount must be paid as GST.
The maintenance amount will differ based on the size of the apartment that the buyer buys, and it will help to keep the property very clean at all times. Every owner at Ramky Eminent must pay the charges on time every month to ensure better functioning of the property.
